The location on Ulica Ivana Kukuljevića is actually perfect – you’re literally steps from Pile Gate (I mean, it’s right there in the name), but tucked away enough that you’re not dealing with the constant stream of cruise ship crowds marching past your window at 7 AM.
The thing about this place is that it feels like staying at someone’s well-kept family home rather than a sterile hotel. The rooms are clean and comfortable – nothing fancy, but you know what? You’re not coming to Dubrovnik to hang out in your room anyway. What I really appreciate is how the owners clearly understand their neighborhood. They’ll tell you which bakery opens earliest for fresh burek (it’s the one two streets over, not the obvious tourist one), and more importantly, they know the quieter entrance routes into the Old Town when the main streets get absolutely packed during summer afternoons. The building itself has that lovely Adriatic coastal feel – thick stone walls that actually keep things cool, and you can hear the sounds of real neighborhood life, not just tourist chatter.
Here’s what matters for actual travelers: parking is always a nightmare in this part of Dubrovnik, but they’ve got solid advice about the closest spots and realistic timing for when to move your car. The 8.5 rating makes sense because while it’s not luxury, everything works properly – decent wifi, hot water that actually stays hot, and beds that don’t leave you questioning your life choices. I’d say the value proposition is excellent, especially if you book during shoulder season when you can walk the city walls without feeling like cattle. The staff genuinely cares about your experience, which honestly isn’t always a given at three-star places in popular tourist areas. If you’re the type who needs a big hotel breakfast buffet and 24-hour room service, this isn’t your spot – but if you want to stay somewhere authentic where you can walk to Stradun in three minutes and still feel like you’re experiencing the real Dubrovnik, De Spot delivers.

What could be improved: We were in room 3, the tiny bathroom was extremely small, difficult to close the door when going into the bathroom.
Property was in a good location.
What could be improved: The shower leaked water all over the bathroom.
Excellent location right outside the gates of old town. Comfortable for my short visit to Dubrovnik. No frills, but for the low price it's exactly what I expected. The lady who manages the property is very sweet and made me feel welcomed.
What could be improved: The doors only lock and unlock from both inside and outside with a physical key, just would prefer doors that opened easily from the inside in case of an emergency.

What could be improved: No small fridge in the room
Eva is a very attentive hostess and does her best to make your stay comfortable. Very quiet location. The location close to the Old City, bus, groceries and beach is excellent. .
What could be improved: There is no microwave to heat food. Only a jug for boiling water. I didn't like locking the doors every time you come and go, but I guess that is standard for Europe .
It is near in the old town very accessible.
What could be improved: We are waited so long to check-in.

Fantastic location just a few mins walk from the Pile Gate to the old town and a local beach, but nice and quiet away from the crowds. Nice spacious room with new bathroom and air-con which was exceptionally clean. Friendly and welcoming host - recommended a stay here.

Fabulous location just outside Pile Gate. Lovely clean room, comfortable bed and huge bathroom. Access to a roof terrace which was great to spend a few hours on when it got too hot and busy in the old town. Lovely friendly host.
What could be improved: The only thing I would suggest to improve would be shelving or hooks in the bathroom as nowhere to hang towels or clothes on.
