When I say you’re steps from the main drag, I’m talking about that magical spot where you can duck into the limestone maze whenever the crowds get too much, but you’re still close enough to grab morning coffee at one of those tiny café windows that locals actually use.

The building itself is this beautiful stone affair that honestly feels like it’s been there forever (in the best way). Walking through those heavy wooden doors, there’s this immediate sense of cool relief – not just from the Adriatic heat, but from all the tourist chaos outside. The rooms have that perfect balance of old-world charm and modern comfort that’s surprisingly hard to find in Dubrovnik. I mean, you’ve got original stone walls and shuttered windows that open onto narrow medieval streets, but the Wi-Fi actually works and the air conditioning doesn’t sound like a freight train. The beds are genuinely comfortable too, which matters more than you’d think after a day of walking those polished limestone streets that are beautiful but absolutely brutal on your feet.

Here’s the thing about staying in Old Town – most places are either completely overrun with tourists or so tucked away you feel disconnected from everything. Hedera Estate hits that sweet spot where you’re part of the action but not drowning in it. Early morning is magical here; you’ll hear the sound of shopkeepers rolling up their metal shutters and the gentle hum of delivery carts on cobblestone before the cruise ship crowds arrive. The staff actually seems to know the neighborhood – they pointed me toward this little bakery on a side street that I never would have found otherwise, and when I mentioned wanting to catch sunset from the walls, they told me exactly which section to hit for the best photos (and fewer people). That kind of local knowledge is worth its weight in gold when you’re trying to experience the real Dubrovnik, not just the postcard version. The 8.7 rating makes total sense once you’re there – it’s not trying to be the fanciest place in town, but everything works exactly as it should, the location is absolutely unbeatable, and there’s something genuinely welcoming about the whole experience. If you’re the type who wants to feel like you’re living in this incredible medieval city rather than just visiting it, this place gets it right.

    Location was amazing, pre-arrival info was good as well as info during our stay with very responsive staff (whom we never met – but communicated via WhatsApp). A number of things were not working / missing / broken, but when we made them aware, it was quickly fixed. So 10/10 for responsiveness.

    However, the kitchen lacked basic things such as dishwashing soap, that we had to buy (only staying for two days). You have to like stairs – which we were ok with – but that that you had to climb several sets of stairs to get to the apartment. Finally, we had to provide a EUR 200 breakage deposit before checking in – which we were not aware of when booking. We trust that the deposit will be returned to us within matter of days.

    The location was great within easy reach of everything within the city walls. Nice modern apartment. The included breakfast had a few options to suit different tastes – omelettes, continental and cereals. The staff were friendly and the orange juice freshly squeezed.

    What could be improved: There are a lot of steps but it was ok for us. The main issue was the single room was unbearably hot for my son which other people have mentioned. You can hear the bells in the attic room and master bedroom but not in the second double room so maybe opt for that one if you a light sleeper. We didn’t have any problem with the water running out and we were a group of four adults.

    We were up in the rafters of an old Croatian building in the heart of Dubrovnik …. What’s not to love?

    What could be improved: Nothing, even the extensive stairs to get up to the top floor were dramatic and made the climb exciting.

    The location in the middle of the old town is a great choice, the apartments are clean, cozy and spacious. There is everything you need for your stay, from a washing machine to a hair dryer

    What could be improved: It is quite hot on the second floor of the apartment, the air conditioner does not cool the shelter room, but everything is fine in the other rooms

    The apartment was very cute and well located in the middle of old town.

    What could be improved: Beds were a bit soft and it was unusual to be told by management that we have to get rid of our own rubbish when we leave. I got told off by a local lady for using a bin in the street. Be warned, the church bells sound regularly and throughout the night.
