It was a beautiful and great size home for our family of 6. Location was also ideal.
What could be improved: The primary bedroom bed was very firm, and could be a bit more soft. The two downstairs showers did not work great, but upstairs one was perfect.

First Impressions
Walking up to Hedera Estate, House Hedera V, you immediately sense this isn’t your typical Dubrovnik hotel. The four-star property sits quietly on Ulica Anice Bošković, and honestly, the location alone makes it special — you’re in what locals consider the sweet spot of the city. There’s something refreshingly understated about the approach, especially when you realize you’ve got your own private parking space waiting (which, trust me, is gold in Dubrovnik). The building has that refined Croatian elegance without trying too hard to impress.
Location & Neighborhood
Here’s what I love about this spot — you’re actually in the top-rated area of Dubrovnik, which earned the property a 9.0 location score, and it shows. You can walk to the Old Town walls without breaking a sweat, but you’re far enough away to escape the cruise ship crowds when you need to breathe. The street itself is peaceful, lined with stone houses that feel authentically Dubrovnik rather than touristy. I mean, you’ll still hear the occasional tour group, but this neighborhood maintains that residential charm that makes you feel like you’re staying where locals might actually live.
The Accommodation
The house itself strikes that perfect balance between traditional Croatian architecture and modern comfort. You know what impressed me most? The attention to detail in preserving the original character while making everything actually functional for travelers. The rooms feel spacious and thoughtfully designed, with stone accents that remind you you’re in a centuries-old city. Everything works properly — the air conditioning, the Wi-Fi, the plumbing — which sounds basic but isn’t always guaranteed in historic properties. The furnishings lean upscale without being stuffy, and there’s plenty of natural light streaming through well-positioned windows.
Practical Perks
That private parking I mentioned earlier? It’s actually a game-changer if you’re planning day trips along the coast or just want the freedom of having a car in Croatia. Most places in this area charge extra for parking or make you hunt for street spots, so having your own designated space removes a major headache. The property management is responsive without being intrusive — they’ll help with restaurant recommendations or logistics, but they’re not hovering around constantly. It’s that kind of professional, low-key service that makes a stay feel smooth rather than managed.
Why Guests Love It
Couples particularly gravitate toward Hedera Estate, House Hedera V, and I can see why — there’s something inherently romantic about the setting and the privacy it offers. You get that intimate, residential feel while still being steps away from one of Europe’s most stunning historic centers. The 8.4 rating reflects what you experience: a well-run property that delivers on its promises without overselling itself. It’s the kind of place where you can have morning coffee in peace, spend your day exploring Dubrovnik’s incredible sights, and return to a quiet retreat that feels like your own little corner of the city.

What Our Guests Say
Decent size bedrooms for our party of six and a largish kitchen. Nice seating area outside, although was too hot to sit there for most of the time we were there.
Our driver to the airport was brilliant.
What could be improved: Very few items for us to use in the kitchen when we were only staying for 2 nights so not worth doing a supermarket shop. For example, there was olive oil and vinegar for us to use, but only about 2 tablespoons of the olive oil.
Also, the listing says there is air conditioning in all the rooms but the upstairs bedroom did not have any so was very hot.
Thought it was odd that there was no mention of anyone living downstairs and we were very surprised to hear a baby crying loudly and to see people walking through and around the property.
Lovely garden, very clean spacious house
What could be improved: There was an extra charge if you wanted an additional pillow, sheet or blanket. Two pillows, two sheets and blanket provided on each double bed. Only a ten minute walk to the old town going there but about 30 minutes coming back up the hill! Wouldn't recommend for anyone not 100% mobile.
Location in proximity to the old town and swimming areas
What could be improved: Broadband could have been faster And no tv channels worked
The house is beautiful, exactly as in the pictures on the site, with a big garden, the location is good, close to the old centre ( about 7 minutes walk). The house has enough space for 6 persons, 3 bathrooms, air conditioning, all the facilities one would need
What could be improved: The staff was very chaotic, the communication was difficult. We anounced one day before we would arrive earlier and leave the cars there, as we arrived nobody knew anything. We came with 2 cars, they said we cannot leave both cars in front of the property although during our whole stay the second parking place was free...
the organisation was excellent . We used the taxi provided by the Hedera organisation from the airport and they then took us to the property
Location was great. Courtyard was great to chill in
What could be improved: The bedding wasn’t very comfortable but did the job
It's really spacious
Big Rooms and bathrooms
The garden is beautiful
Super comfortable
Ac in every room
What could be improved: We were ok with it but there are several stairs to get there.
Fabulous, spacious and well equipped property. great location. very helpful staff. super clean,!
What could be improved: wifi speed needs to be improved and had issues with theTV.
The patio outside the house was gorgeous - exactly as it appears in the photos. We especially enjoyed the outdoor couch and table and chairs. It was great to be able to eat outside comfortably. Indoor space was clean, A/C worked well, beds were fine and it was great to have three full baths for our group of 6. Location was great - being outside the old city it was quiet, but we were close enough to walk to all attractions. We Uber'd to St. Jakob beach, but that was fine.
What could be improved: The WIFI was weak and there were very few outlets. We also had trouble with our adapters fitting well into the outlets, which was not an issue in any other place we stayed in Croatia. We literally had to prop up plugs in order to keep phones charging. Some of the showers/sinks did not drain well.
