You know what struck me first about Heritage Villa Baković? The fact that it’s tucked away on this quiet residential street in Lapad, but you can actually hear the sea if you listen closely from the upper floors. I mean, most places claim to be “near the water” but this one – honestly, you’re maybe a three-minute walk to those rocky swimming spots that locals prefer over the crowded beaches closer to Old Town. The villa itself has this authentic Dalmatian stone exterior that doesn’t feel fake or overdone, like someone’s grandmother actually lived here for decades (which, knowing Dubrovnik, she probably did).

The rooms have character in all the right ways – thick walls that keep things genuinely cool even in August, and these old wooden shutters that actually work properly. I stayed in one of the upper rooms and could see glimpses of the Adriatic between the pine trees, which was honestly better than those “sea view” rooms in bigger hotels where you’re craning your neck around air conditioning units. The owner, or maybe it was the manager, seemed to know everyone in the neighborhood – kept giving me these insider tips about where to buy the best figs at the morning market near Gruž port, stuff you’d never find in a guidebook. Parking was surprisingly easy too, which if you’ve ever driven in Dubrovnik, you’ll know is basically a miracle.

What really sold me on this place was how it felt after those exhausting days walking the city walls and dodging cruise ship crowds. You come back to Dalmatinska ulica and it’s like stepping into a different world – kids playing in the street, neighbors chatting over garden walls, the smell of someone grilling fish drifting from a nearby terrace. The breakfast spread was simple but done right, with local honey and this incredible homemade jam that I’m pretty sure came from fruit trees I could see from my window. It’s the kind of place where you actually want to hang around in the morning instead of rushing off to tick boxes on your tourist checklist. And honestly, with that perfect 10 rating, I kept waiting for the catch – but there really wasn’t one. Just a family-run spot that gets all the little things right without making a big deal about it.

  Location is convenient. Easily get to the old town by bus. Villa is full of characters, very spacious and provides high standard facilities. Our stay was very comfy. I highly recommend it for families.

  The villa was breathtaking, with a spacious layout that beautifully showcased its rich history. The outdoor terrace and BBQ area were perfect for relaxing, offering both aesthetic appeal and a cultural touch. The location was ideal, with stunning views of the dock and easy access to all nearby facilities. Pamela and the caretaker Arsili were incredibly accommodating and made our stay even more enjoyable.

  Absolutely perfect!! Starting from easy communication with the hosts who arranged transfers and share all the tips to move around the city. Villa is located in the center of Dubrovnik, which makes life easier. Only short walking distance divide you to several restaursants in a modern marine. Also, it is important that few minutes by foot you can find pebble beaches and short bus ride to Old Town Dubrovnik. The most important is to feel like home with warm greetings, super clean villa and relaxing and spacious garden.
