Look, I’ll be honest – when I first saw “Niki Apartment” listed as a 3-star place, I wasn’t expecting much. But walking up to this spot on Žrtava s Dakse street in Lapad, I actually found myself pleasantly surprised. The building has that solid, no-nonsense Croatian apartment block feel, but inside it’s been thoughtfully converted into something that works really well for travelers.
What struck me right away was how quiet it is here. I mean, you’re still in Dubrovnik, so it’s not like you’re in the middle of nowhere, but Lapad has this residential vibe that’s honestly refreshing after dealing with the tourist madness in the Old Town. The family running the place – and yes, it definitely feels family-run – clearly knows what they’re doing. Check-in was smooth, none of that awkward waiting around while they figure out your reservation. The apartment itself surprised me with how much space there was. You know how some places look bigger in photos? This was the opposite – more room than I expected, especially in the kitchen area where you can actually cook if you want to save some money on those pricey Dubrovnik restaurants.
Here’s what I really appreciated: they’ve got the practical stuff figured out. The WiFi actually works (shocking, I know), the shower has proper water pressure, and there’s decent storage space for your stuff. The balcony overlooks the neighborhood, which might not sound exciting, but there’s something nice about watching local life happen below while you’re having your morning coffee. Parking was straightforward too – they sorted that out without the usual Croatian parking drama. The location is honestly perfect if you want to be near the action but not in the middle of it. You’re about a 15-minute walk to Lapad Bay, which has some decent beaches and way fewer crowds than Banje Beach. Plus, there’s a bus stop nearby that’ll get you to the Old Town in maybe 20 minutes, though honestly, the walk along the coast is pretty nice if you’ve got time.
The only thing that might bug some people is that it’s not fancy – don’t expect a concierge or daily housekeeping or anything like that. But if you’re looking for a clean, comfortable base to explore Dubrovnik without paying Old Town prices, this place makes a lot of sense. That 9.1 rating isn’t just because people had low expectations – it’s because the Niki Apartment does exactly what it promises to do, and does it well.

The location was really good with a sea view. The host was very nice and kind. She gave us an overview of the Dubvronik as well. Parking space available nearby with no parking fees. All in all, completely satisfying.

Everything was amazing! There were two spacious rooms which an amazing view of the beach with sunset/sunrise. A kitchen with everything you need and a big diner table. The owner of the apartment is very nice and answers very fast when we had questions. She explained everything about Dubrovnik pass and told us what to visit and where to eat. By bus you would be in old town in 10-15 minutes. If I ever comeback, I would book this again.

The apartment was spotless, spacious and located 2 minutes from away from bus stop, 5 minutes walk from Tommy Supermarket and the Uvala Beach, 20 mins walk from Gruz Ferry port. Bus goes every 15 mins to the old town and takes only 10 – 15 minutes. Walk to the Lapad pedestrianised street with all restaurants, and to the promenade, took 5 minutes. The host, Ivana, was super friendly and provided us with all information on where to go best, how to commute around Dubrovnik and the Islands. She arranged transfer from the airport at a fair price and although our flight was delayed by an hour, there was no issue. Internet was fast, beds comfortable. Apartment was fully equipped with everything we needed to have a comfortable stay, including washing machine, towels, pots, pans, cloth drying lines and pegs, toilet paper and grinded coffee! The view from the window was fabulous and the terrace was facing the forest. We travelled with our 9 year old son and appreciated that the Neighbourhood was quiet. There was a beautiful walk behind the apartment – Velika and Mala Petka, great for watching the Sunset. Should we ever go back to Dubrovnik, we will book the same apartment again.

Location is great, 200m away from the beach and a few steps away from the bus station that gets you to the old town. The owner gave us loads of valuable information about the area and what to do!

The location is great. It's near the beach (200m) and the bus station is just in front of the property. Bus is driving every 15minutes and it cost 2€ to get to the Old town.
Owner was really kind and helpful.
