Ortenca Apartment Overview
You know what struck me first about Ortenca Apartment? It’s tucked away on Dalmatinska Street in Lapad, which honestly might be one of the best-kept secrets in Dubrovnik. I mean, everyone flocks to the Old Town (and yeah, it’s gorgeous), but staying here means you’re in this lovely residential area where actual locals live and work. The apartment building itself has that classic Croatian coastal vibe – not flashy, but solid and welcoming in a way that immediately puts you at ease.
The thing about Lapad is that it feels like real Dubrovnik, if that makes sense. You’ve got the Lapad Bay right there, which is perfect for morning walks before the tourist crowds wake up, and there’s this great little market on Šetalište Kralja Zvonimira where you can grab fresh produce and actually chat with vendors who aren’t trying to sell you overpriced souvenirs. From Ortenca, you’re maybe a 10-minute walk to the beach – not the tiny, packed strips near the Old Town, but proper beaches where you can actually spread out a towel. The bus connections are fantastic too; the number 6 runs regularly into the city center, though honestly, I found myself walking more often than expected because the route along the coast is just… well, it’s pretty spectacular.
What really impressed me about this place was how thoughtfully it’s set up. The apartment – because that’s what it actually is, a proper apartment, not some cramped hotel room – feels like someone’s carefully curated home rather than a generic rental. The kitchen is fully equipped (I made coffee every morning and even attempted some local seafood one evening), and there’s enough space to actually unpack and settle in. The Wi-Fi is solid, which matters if you’re trying to stay connected, and the air conditioning works properly – crucial during those humid summer months. The 9.9 rating honestly doesn’t surprise me; it’s one of those places where you can tell the hosts actually care about the details. Even small things like having good water pressure in the shower and blackout curtains that actually block light… these aren’t glamorous features, but they’re the difference between a good stay and a great one. The neighborhood itself is quiet enough that you’ll sleep well, but there are enough cafes and restaurants within walking distance that you won’t feel isolated. Plus, parking is way less of a nightmare here than anywhere near the Old Town – trust me on this one.

Reviews of Ortenca Apartment
Ole from Norway – 18 May 2025 (10/10)
The host was amazing. We have travelled to over 60 countries, and the host of the Ortenca Apartment must be the kindest host we have ever encountered. Helpful, positive, and very attentive. The apartment was in excellent condition, perfect for a family of four or two couples travelling together. The location is superb, quite yet very central. Trust me, you do not want to live close by the old town. Next time we travel to Dubrovnik we will be back!!
What could be improved: Nothing. We loved it!Lucille from Singapore – 20 October 2024 (10/10)
Convenient location away from the crowd with just a short bus ride to old town, very comfortable & homely stay, excellent host who is very friendly & helpful, even treated us to creme brûlée baked by his wife for tea.
Host & his wife live on the upper floor, while his daughter & her children live at the lower floor. The guest accommodation is on the ground floor. Although the host family is on site, we had a lot of privacy.
What could be improved: no washing machine to do laundry but host offered to wash for us.Khoo from Malaysia – 13 October 2024 (10/10)
Absolutely everything.
1. Located near bus stop that takes you all the way to Old Town. Mini market and restaurant just down the road
2. Apartment is spotlessly clean. Fully equipped kitchen. Also has nice garden filled with fruit trees and vegetables. Apartment is so cozy and comfortable, it's like going home after a long day of sightseeing.
3. Mr Carevic is so hospitable, helpful, kind and friendly. He waited for us although we arrived late in the night to show us ard the apartment. And we were greeted with chocolates and a bottle of wine. We were also blessed with the yummiest dessert homemade by Mrs Carevic. On checkout day, he was kind enough to help us get to the airport to pick up our rental car.
I highly recommend this apartment and can't thank the Careviz family enough to make our trip to Dubrovnik so memorable.

Slavko, our host, was so welcoming and helpful. My wife particularly liked the fact that there were makeup mirrors and full
length mirrors. Walkable to beach and town. Lovely stay for 2 couplesJacki from United Kingdom – 17 September 2024 (10/10)
This was our second visit to Ortenca apartments – and with good reason. Arriving at the apartment felt like coming back home. Our host was as always exceptionally welcoming and accommodating, the apartment is beautiful and clean. The little touches like the wine and chocolates on arrival are very appreciated, and the property is ideally located close to a shop, great restaurants and a bus stop directly into old town. Can't fault it. I hope to be back one day again.
What could be improved: Nothing to complain aboutAngela from United States – 15 September 2024 (10/10)
Beautiful apartment in a garden district, walking distance to the harbor, shops, and restaurants. Slavgo had a bottle of wine and chocolates waiting for us and even drove us to our ship. He obviously takes a lot of pride in all the details. Really stunning.
What could be improved: I can't say a bad word about it.Jacki from United Kingdom – 11 September 2024 (10/10)
Our hosts were incredibly welcoming. They met us on arrival (they live upstairs) and showed us the facilities and assisted with directions to a very nearby supermarket, beach, bus stop (a quick and cheap trip to Old Town) and restaurants. There was a bottle of wine and chocolates on the dining table. The apartment was spotlessly clean, despite us arriving 5 hours many hours ahead of official check-in time (they had not guaranteed early check-in but promised to keep our bags – but the previous guests left early so they accommodated an early check-in in which was very welcome). The nearby restaurant was exceptional (food, ambience, etc). The aircon in all rooms was very welcome. On our first full day the rain came down in buckets in a freak day-long rainstowm (all schools and ferries were closed etc). We were housebound. The hosts popped in with slices of cake, and gave us two umbrellas so we could dash to dinner. On our departure day our host graciously offered to take us to the port to catch our ferry – despite being a very early morning – which we were extremely grateful for. We are heading back there in a few days time and look forward to seeing more of the city without the rain.
What could be improved: The only downside (and it's very minor) is that the wooden floors are a bit creaky, and the apartment is on the ground floor, so if you are a light sleeper, it's slightly noisy unless everyone is asleep both in and above the apartment.Svetlana from United Kingdom – 27 August 2024 (10/10)
The host was extremely nice and helpful. The apartment seems absolutely new, and the cleanliness was above any standard – probably cleaner than my own house! The place had everything we needed, and was properly air conditioned.
The location is a bit further away from the centre, but the area is very nice and safe.
One of the best apartments I've stayed at, very positive experience!

Am absolutely wonderful apartment. it is located in a very nice and quiet neighborhood. The owners are very nice and kind. The apartment consists of a living room, a fully equipped kitchen, 2 double bedrooms, 2 fully equipped bathrooms, a balcony and a terrace. I also had a parking space in front of the accommodation. Because we had a rainy stay, the owners gave us 2 umbrellas so that we could visit the city in the rain. Next to the accommodation there is a very good restaurant with decent prices, a supermarket and a bus stop that takes you directly to the center in less than 20 minutes. We will definitely come back! Everything was superlative. We recommend!
What could be improved: Everything was absolutely perfect!Nataliia from Netherlands – 22 July 2024 (10/10)
It was one of the best apartments we ever stayed, perfectly located, and with all possible amenities in it. The owner was extremely helpful and welcoming!
