A great place to stay in beautiful Dubrovnik The property was in a great location in the centre of the old town. The room was clean and a good size and we liked being able to cook using the hob so we didn’t have to eat out every night. Having keys in a lock box was convenient and easy to use. We liked having a fridge also
What could be improved: Our door lock was difficult to open and we had to get maintenance to help. After that it was easier but was still a little tricky to open.
The light in the bathroom was automatic which was good but at night you didn’t always want it to go on if you were near the bathroom and if you stood still when in the shower it turned off!

You know what struck me first about Studio Sebastiaan? The address – Prijeko 20 – that’s right in the thick of Old Town’s restaurant row, which honestly made me a little nervous about noise at first. But here’s the thing: once you’re inside, it’s surprisingly peaceful. The stone walls do their job, and even though you’re literally steps from some of Dubrovnik’s busiest dining spots, you’re not dealing with the chaos that hits the main Stradun boulevard. I mean, you’ll hear some late-night chatter if you keep your windows open in summer, but it’s more ambient Old Town atmosphere than disruptive noise.
The studios themselves are exactly what you’d expect from a well-run 4-star place – clean, modern touches that work with the historic building rather than fighting it. What I really appreciated was how they handled the space constraints that come with these medieval buildings. The layout actually makes sense, which isn’t always a given in Old Town accommodations. You’ve got proper storage (crucial when you’re living out of a suitcase), decent water pressure – always a gamble in this part of the city – and air conditioning that works without sounding like a helicopter. The kitchenette situation is pretty solid too, though honestly, with places like Dubrava and Kopun practically on your doorstep, you might not use it much. Still, having coffee in the morning without trudging down cobblestones is worth something.
Location-wise, this place is sort of perfect for the Old Town experience without being tourist-trapped. You’re close enough to the city walls that the morning walk up is no big deal, but far enough from the cruise ship crowds that descend on the main square that you can actually move around freely most of the day. The 8.1 rating feels about right – it’s not going to blow your mind, but everything works the way it should, the staff knows what they’re doing, and you’re not dealing with any major surprises. If you’re planning to spend your days exploring the walls, popping over to Lokrum island, or just wandering the side streets (which, honestly, are way more interesting than the main tourist drag), then coming back to a comfortable, well-located base makes perfect sense. Just keep in mind that parking is basically nonexistent right there – you’ll want to sort that out at Ilijino Brdo garage and walk in, but that’s true for pretty much anywhere in Old Town anyway.

What could be improved: LOUD, Im sorry but you can hear everything because of the thin door. Other people staying in different apartments were very loud and did not respect the terms (not loud music after certain hour…)
Great property within old town! One of the best places we have stayed in Croatia for value and location! It is right in the heart of old town and within walking distance of all these great restaurants and cafes.

What could be improved: Had to carry my luggage 🧳 upstair inside building to my room. Door lock was malfunctioning. Had problem locking and unlocking the door with room key.
Initially not great due to the smell of the bathroom and terrible door lock, but overall good Great location, good price by comparison to other places. AC worked great, when it broke they fixed it within the day. Clean apartment with all amenities to self cater
What could be improved: The key lock to the apartment was terrible. I had to Jimmy it for about 2 mins each time for the door to open for all 8 days of my stay. This needs to be fixed or changed ASAP!
When I first entered the apartment the bathroom sink didn't drain which left a horrible smell. This eventually went thankfully after a day
Amazing location in old city center, but you should wait for old apartment’s furniture with all disadvantages, the break Location was the best, receptionist was nice and friendly, presence of fridge, iron and other necessary staff made the time in the apartments much more comfortable
What could be improved: Old door didn’t open properly, poor water draining, there was no cleaning and towel changing, no shower stuff (shower gel, shampoo), sometimes cigarette smoke smell, noise from the street after opening the window
Exceptional The service by the staff, especially by young Mara was exceptional. Very convenient location. They even assisted us to take our luggage right up to entrance of the old town.
Superb The location is the best, in the middle of the city center. The room was very clean, especially the kitchen is well equipped and organized.
What could be improved: Guests in the next room were shouting and it was really loud. I think the room is not soundproofed well.
The bathroom is nice but you need your own bath supplies like shampoo.
Would absolutely stay here again. Location could not be better! Simple but cute studio with enough space and plenty of kitchen amenities to cook with for a couple days. Extremely helpful and friendly staff.
What could be improved: With the location being right in the old town, it can get a little loud, but not a huge deal!
