The location couldn’t be more perfect: there’s a Tommy supermarket nearby, a bus stop just a 1-minute walk away, and one of the most beautiful promenades is right around the corner. Getting to the Old Town is easy—either by bus or, if you're walking enthusiasts like us, by a scenic 30–40-minute walk with breathtaking views of the Adriatic Sea.
Next time we visit Dubrovnik (and yes, there will be a next time), we’ll definitely stay at the Tennis Apartment again.

Look, I've stayed in a lot of places in Dubrovnik, and most of them either gouge you on parking or stick you so far from everything that you need a taxi just to get coffee.
Look, I’ve stayed in a lot of places in Dubrovnik, and most of them either gouge you on parking or stick you so far from everything that you need a taxi just to get coffee. Tennis apartment Dubrovnik actually gets both things right – which honestly surprised me the first time I booked it.
The location on Ulica Marka Marulića is what locals call “the sweet spot” in Lapad. You’re close enough to hear the morning bustle from the peninsula’s main drag, but tucked away on a quieter residential street where you can actually sleep past 7 AM. The apartment itself has this lived-in Croatian charm – not the sterile hotel-room vibe you get in most places, but more like staying at your friend’s well-kept family place. The tennis court mentioned in the name isn’t just some random addition; there’s actually a small local court nearby where you’ll see neighborhood kids playing in the evenings. The walls are thick enough (typical of these older Croatian buildings) that you won’t hear much from other units, though you might catch the occasional sound of someone rolling their suitcase down the hallway.
What really sold me, though, was walking to the beach. It’s not one of those “5-minute walk” promises that turns into a 15-minute hike – you can genuinely reach the pebbly Lapad beach in about 3 minutes if you know the little pathway that cuts between the apartment buildings. The water there is that ridiculous Adriatic blue that makes you question whether your camera is oversaturating everything (it’s not). Free parking is legit, by the way – not some tiny impossible-to-navigate garage, but actual street parking that the owner helps you figure out. During peak summer season you might need to circle the block once or twice, but I mean, this is Dubrovnik… free parking anywhere is basically winning the lottery. The host knows the neighborhood parking rhythms and will text you the best times to move your car if needed. You know what’s funny? The 9.9 rating seemed almost too good to be true when I first saw it, but after staying here twice now, I get it. It’s those small things – the way the morning light hits the kitchen window, how the shower actually has decent water pressure, the fact that the WiFi works in every corner (crucial when you’re trying to upload beach photos). The only minor thing I’d mention is that the AC unit in the bedroom is a bit loud, but honestly, most places in this price range in Dubrovnik don’t even have proper AC, so I’m not complaining.

Beautiful apartment Apartment very well located near the promenade, close to shops and all amenities. It was spotlessly clean, very bright and airy with a very comfortable bed and very well supplied with all you need for a comfortable stay. Host was friendly and helpful.
What could be improved: A lot of steps up to the apartment for anyone with mobility issues. Although we had access to a very sunny roof terrace you would miss a furnished balcony in the apartment.
Exceptional Convenient location of the apartment, access to the terrace, excellent view from the window. 5 minutes to the beach. Nearby there is a grocery supermarket and car and moped rental.

Exceptional We stayed here for 3 nights and loved everything about it, the only thing we didn't like was leaving. The room is spacious and very clean with an amazing bed. When we arrived Leo came, gave us access to the parking and a very friendly welcome. He helped with the luggage and gave us a tour of the appartement and some recommendations. When booking the place I had no idea the location was so amazing. It's very close to the promenade which is filled with restaurants and bars, ending at a great beach where there are multiple options to rent a beachchair or you can just sit on the pebbles. Less than 5min walk from the appartement there's the busstop that takes you directly to the Old Town so that was also perfect. There's a big supermarket across also. And you have a rooftop terrace (shared but we never saw anyone else) were you can also dry your laundry. If you're planning on coming to Dubrovnik and Tennis apparentment is available, don't hesitate and book it, you will not regret it!
Book this now! The best place to stay! If you doubt or look for apartment now, you’re lucky bc you find it! I highly recommend you this. The apartment is wonderful as well as the window view. So close to great beach, cafes, great big supermarket, bus stop.

You can cook there (as at home, everything is new and clean), there’s a dishwasher, washing machine and all things you need!
And yes, it was soo clean there! And there’s a huge terrace in the building.

The only thing is maybe if there is a washing machine there might be an iron too, but it wasn’t necessary for us

Perfect place in Dubrovnik Location, cleanliness, we had everything we needed in the apartment! It’s very close to public transport , 5 min walk to very nice beach and lots of places to eat/drink. Also market is 1 min walk from the apartment. The connection with the owners was great! We had a wonderful time

Convenient, comfortable and very central. The apartment, centrally located in Lapad, had a bakery, restaurant, and grocery store as our closest neighbors. The beach was just a five-minute walk away, as was the bus stop to Dubrovnik Old Town. As depicted in the photos, the apartment was impeccably clean and equipped with modern amenities—an excellent choice for anyone seeking both convenience and comfort. Leo was a fantastic host and very responsive, offering us tips for restaurants and cafes close by.
What could be improved: Everythig was perfect and we will be back!
