So I ended up at Tirkiz Apartment last spring, and honestly? It’s one of those places where you immediately think “okay, this is going to be good.” The building sits on Ulica Lukše Beritića in Ploče – and look, I know that street name sounds intimidating, but locals just call it the quiet side of town. You’re actually in this perfect sweet spot where you can walk to Dubrovnik’s old town in about fifteen minutes, but you’re not dealing with the constant stream of cruise ship tourists that flood the main areas during the day.
The apartment itself feels like someone’s stylish Croatian grandmother decided to become an interior designer. I mean that in the best possible way – there’s this gorgeous mix of traditional stone walls and modern touches that doesn’t feel forced or touristy. The owner, Marija, met me at check-in and spent twenty minutes just chatting about the neighborhood, pointing out which bakery has the best burek (it’s the one two streets over, trust me on this). What really got me was how quiet it is at night – you know how some places advertise “peaceful location” but then you’re kept awake by delivery trucks? Not here. The street basically goes to sleep after dinner, and you’ll actually hear the church bells from the old town drifting over in the morning.
The space is bigger than the photos suggest, which – let’s be honest – almost never happens with vacation rentals. There’s a proper kitchen where you can actually cook if you want to hit up the morning market in Gruž, and the bathroom has one of those rainfall showerheads that makes you consider extending your stay just for the daily shower experience. The balcony overlooks this little courtyard where the neighbors hang their laundry, and there’s something wonderfully authentic about having your morning coffee while watching real life happen below. Parking was surprisingly easy too – Marija sorted out a spot in the building’s lot, which in Dubrovnik is basically like winning the lottery. The whole setup just works, you know? It’s got that 9.9 rating for a reason, and after staying in probably a dozen places around the Adriatic, I can tell you that’s not just inflated review nonsense. If you’re the type who wants to experience Dubrovnik without feeling like you’re living in a tourist attraction, this is your spot.

This property was next level amazing and I wouldn’t hesitate to recommend it. There is no explaining how good the views were!! The facilities were first class and the cleanliness next level. The check in process was easy and the host was very welcoming. The little touches like cleaning/washing products, chocolates and some drinks in the fridge made you feel at home. Also we were very appreciative of the beach umbrella that was provided. As it’s on the very top of a hill with a lot of stairs down to town, if you had mobility issues or young children I would recommend using taxis.

Modern apartment in a new building on the last row of houses above the old city with fantastic, unobstructed views and a great balcony. The apartment is spacious and has all amenities needed for a pleasant stay. There is a parking just outside the building with a dedicated parking spot for the apartment. The area is quiet. We really liked the apartment. The host is very helpful as well. 10/10 for both the host and the apartment.

This apartment is luxerious, modern and fully equiped, providing every convenience you could think of, also for our baby. The private parking space is a fantastic perk.
The highlight, though, is the unbeaten, million-dollar view over the old city Dubrovnik from out every room—it truly takes your breath away – just watching at a beautiful painting..
While the photos are beautiful, it's even more stunning in person.
The contactless check-in process was seamless, yet the host went above and beyond by offering fantastic local tips and being readily available for any questions via whatsapp. It was the perfect blend of privacy and top-notch hospitality.
A heads-up: Dubrovnik is full of stairs, lots of stairs. In exchange for this incredible view, expect to walk up quite a few stairs if you plan to explore only on foot. Climbing back up can be a challenge in the heat. Fortunately, there’s always the option of a quick Uber for the return trip (just 5 min drive from the old city). Not only is the location perfect, but the apartment itself exceeded all expectations. Spacious, clean, and tastefully decorated, it provided ample room for our large family to relax and unwind. The amenities were top-notch, ensuring that we had everything we needed for a comfortable stay. Having a designated spot right at the property made it incredibly convenient to come and go as we pleased, without the stress of searching for parking in a busy area. In addition to the fantastic accommodations, the host was friendly and responsive to any inquiries we had. She provided incredibly clear and detailed instructions well in advance of our arrival, which made finding the apartment and accessing it a breeze. Overall, our experience at this apartment was nothing short of exceptional. Whether you're traveling with family or friends, I cannot recommend this place enough. If you're looking for a peaceful retreat with stunning views and all the comforts of home, look no further than this gem by the sea. We can't wait to return!
