The apartment had amazing views over Lapad beach, which is one of the main reasons we chose it when looking at places to stay in Dubrovnik, close to the old town, but did not want to pay the level of expense of hotels in the surrounding area.
The apartment was really clean, had the basics needed for the kitchen to cover breakfast or cooking pasta, the shower was powerful (a big plus), the bed was nice and comfy, with TV and Wifi .
In terms of wider contact, the Host was always quick to respond in terms of messages and sent us a link about the Villa and the area before our arrival. We had messaged the Host about the check-in time due to our flight being later than planned in the evening, but the Host was able to accommodate us by having a person meet/greet us there to hand over the keys. (We provided a small tip as a thank you).
Location-wise wise the apartment to get to the promenade was a short walk (down via 188 steps - given the location to be expected) or you could take a short, much flatter walk taking a slightly longer 5/walk to the end of the road and back round. The promenade takes you all around Lapad beach, and there are lots of restaurants and shops for a range of tastes, with plenty of places to sit as well and watch the world go by. The beach is cobbled, but plenty of space to sit out and go for a swim to cool down.
The bus stop to the Old Town is 250m from the apartment at the end of the road, you can get tickets from the kiosk or purchase a Dubronvik pass online before you come (it only activates when you first use it). The number 6 runs every 15 minutes from 6 am to midnight so it was never long to wait. The ride was a short 10 minutes ride, it would be walkable in about 45-60 minutes for those wanting to stretch their legs.

First Impressions
Walking up to Villa Katarina Dubrovnik, you immediately get that “hidden gem” feeling — it’s tucked away on a quiet residential street, but somehow you know you’ve found something special. The four-star property has this intimate boutique vibe that’s honestly refreshing after seeing so many cookie-cutter hotels in popular destinations. There’s something about the way it sits naturally in the neighborhood that makes it feel more like staying at a sophisticated friend’s place than a typical tourist accommodation.
Location & Neighborhood
Here’s what I love about the location — you’re actually in a real Dubrovnik neighborhood, not stuck in some tourist bubble. Petra Svacica street is residential enough that you’ll see locals going about their daily lives, but you’re still close enough to walk to the Old Town without breaking a sweat. The couples who stay here consistently rave about the location (they rate it 8.8, which honestly makes sense), and I think it’s because you get that perfect balance of authentic local atmosphere with easy access to the main sights. You know what’s really nice? The evening walk back from dinner — it’s uphill, sure, but you’re walking away from the crowds into this peaceful residential area.
The Property Experience
Villa Katarina Dubrovnik feels more personal than your typical hotel — the staff actually remember your name and seem genuinely interested in making sure you’re having a good time. The property itself has character without being overly themed or trying too hard. I mean, it’s not going to blow you away with flashy amenities, but everything works well and feels thoughtfully maintained. The common areas have this relaxed Mediterranean elegance that makes you want to linger with a coffee or glass of wine.
Practical Considerations
The rooms are comfortable and well-appointed — nothing groundbreaking, but you’ll sleep well and have everything you need. What I particularly appreciate is the attention to details like good lighting and adequate storage space (you’d be surprised how many places get this wrong). The bathrooms are modern and functional, though not particularly spacious. One thing to note — if you’re traveling with heavy luggage, just be prepared for some stairs and hills, which is pretty much unavoidable anywhere in Dubrovnik that’s worth staying.
Why Guests Love It
The 8.7 rating really reflects what this place does well — it delivers a solid, authentic Dubrovnik experience without any major disappointments. Guests consistently mention feeling like they’re staying somewhere special rather than just another hotel room. The location keeps getting praised because it strikes that sweet spot between being close to everything important while still feeling like you’re experiencing the real city. It’s the kind of place where you’ll find yourself planning your next visit to Dubrovnik before you’ve even checked out, partly because you know you’d be happy staying here again.
To book hotel in Dubrovnik for sunrise walks atop the city walls, travelers secure rooms early to blend Adriatic swims with Game of Thrones filming tales.

What Our Guests Say
Spectacular view and a very comfortable suite in a quiet location with easy bus access to the old city plus lots of local restaurants, bars and cafes on the water.
What could be improved: NA
Amazing location, beautiful view from the balcony, good restaurants nearby, picturesque path for walks and close to Dubrovnik centre by car. Very clean and pretty rooms
Great view, very clean and welcoming staff.
The position in Lapad has a lovely view of the bay and ocean. Quiet location, walking distance to restaurants, cafes and bars.
The lovely view over the sea was gorgeous at sunset. Apartment was very spacious and more than big enough. Apartment had everything I needed and easy to check in and out
What could be improved: It was a bit far away from Dubrovnik old town but easily reachable by bus if you do not fancy the walk.
We loved the beautiful balcony and its view over the bay. It really never got old to wake up to the view of Lapad bay every day, watching the water, seeing the islands and the trees of the National park opposite. The hob and cooking facilities came in really helpful when we needed to cook (due to the high costs of the restaurants). The bathroom was small but very functional and nice shower. The plunge pool was so nice to use during the high heat. Most of all the lovely team that changed our towels every 2 days and a wonderful cleaning service halfway through stay. The girls were so kind and friendly and a pleasure to see around, they’d always help with any questions and helped arrange our taxi back to the airport. If not getting a bus, I’d thoroughly recommend asking the property to help with taxis, as airport taxis cost double! The welcome pack before staying was also very helpful, and our host kindly helped out when we had noisy neighbours.
A beautiful stay at Villa Katarina, in a luxury area for a very cost effective price. We felt incredibly lucky to be enjoying the same views and sunsets as those in the premium hotels below. We were able to walk down to the famous cave bar for a sundown drink right on the water. We adored Lapad’s scenery and the bay, with local supermarkets and restaurants in walking distance. Unfortunately we were surprised at the very high cost of dining, perhaps to be expected in a tourist area but we were not prepared for this. Dishes such as bolognese or past cost up to €27-30 so be prepared for this in your budget. We found an excellent fast food restaurant (Tuttobene) with many healthy options that was cheaper which we could bring back to the balcony. Several supermarkets are nearby which helped us with breakfast/lunch options.
What could be improved: The TV had little in terms of English channels, but to be expected, and not really needed on holiday but maybe on rainy days. WiFi was sometimes a little patchy.
We would have liked an extra few pillows on the bed for our preference but used the throw cushions from the sofa. A word of caution if booking the superior apartments at the top of the building, there are 2 flights of steep steps to consider if you are able to climb them/carry your bags.
THE VIEW WAS STUNNING FROM THE APARTMENT.
WE DIDNT USE THE POOL ALTHOUGH IT WAS VERY SMALL
LOACATION WAS GOOD ALTHOUGH THE FASTESR WAY DOWN TO THE MAIN STRIP WAS VIA 190 STEPS SO NOT SUITABLE FOR UNFIT OR PEOPLE WITH WALKING DIFFICULTIES.
FACILITIES WERE VERY GOOD ALTHOUGH AN OVEN WOULD HAVE BEEN NICE PLUS PROPER SUN LOUNGERS
What could be improved: PROPER SUN LOUNGERS
POSSIBLY MORE COMFY CHAIRS ON THE BALCONY
Spacious apartment with an amazing view
location was very good. lovely view from the balcony
What could be improved: no lift
