Villa Lapisa Overview
You know what? I’ve stayed in a lot of places in Dubrovnik over the years, and Villa Lapisa honestly feels like someone’s incredibly stylish Croatian grandmother decided to turn her Old Town mansion into a boutique hotel. It’s tucked away on Petilovrijenci – one of those narrow stone streets that most tourists rush past on their way to the main drag, but locals actually use as a shortcut. The building itself is this gorgeous stone affair that’s been completely renovated, but they kept all the character. I mean, you’re literally living inside the city walls here, which still gives me chills every time I walk out the front door.
The rooms are… well, they’re exactly what you’d hope for in a place like this. High ceilings, original stone walls, but with modern touches that actually work (thank god, because I’ve been burned by “authentic” places with terrible Wi-Fi before). The bathrooms are particularly nice – rainfall showers and heated floors, which you’ll appreciate if you’re visiting in the shoulder seasons when those stone buildings can get pretty chilly. What really got me though was the attention to detail. Fresh flowers that are clearly changed daily, not just when they remember. Local artwork that’s actually good, not tourist shop stuff. And honestly, the beds are fantastic – I’m picky about mattresses and slept better here than I have in months.
The location is absolutely perfect if you want to experience Old Town without the circus. You’re a two-minute walk from Stradun, but far enough away that you won’t hear the tour groups at 7 AM (trust me on this one). The staff clearly knows Dubrovnik inside and out – they sent me to this tiny konoba for dinner that I never would have found otherwise, and it was incredible. Parking is… well, it’s Old Town, so you’ll be using the Ilijina Glavica garage like everyone else, but they’ll arrange that for you. The 9.9 rating isn’t just because it’s fancy – it’s because everything actually works the way it should. Check-in was smooth, housekeeping was unobtrusive but thorough, and when I had a question about catching the early ferry to Lokrum, they had the current schedule memorized. I’ve been coming to Dubrovnik for years, and this is the kind of place I’d bring my parents or recommend to friends who want something special without the massive resort feel. It’s expensive, sure, but you’re paying for genuine luxury in one of the most beautiful cities in Europe – and honestly, it’s worth every kuna.

The apartment is renovated with extremely good taste: super clean with upscale appliances.

Everything is just perfect stop wasting your time to search and book this place. Helpful hint: the taxi can't enter the old town, it's a bit of a walk from the taxi with many steps, ask for someone to come and take your bags for you they charge ten euro per bag and it is seriously worth it. Chilling at the balcony you feel like you are in wonderland. The design is just perfect. Great sauna and jaccuzi. Seriously perfect location since being in the upper side of the city gives you the most amazing views. 3 big master bedrooms with toilet.
What could be improved: The only thing I did not like is that I usually enjoy complaining, and there is nothing to complain about.Ivanovich from United States – 28 August 2024 (10/10)
Wonderful breakfast daily at a top restaurant near the home, included in rental.

Absolutely stunning property, designed and finished to high specifications and thoughtfully detailed. Great hosts who went out of their way to assist and make sure our stay was perfect. Fabulous location in the middle of old town. Perfect base to explore. Quiet luxurious retreat after hustle and bustle of the day.
What could be improved: Nothing!Jenn from South Africa – 19 July 2024 (10/10)
Very responsive and helpful in planning.

Villa and host were amazing – everything was exceptional. Quiet location but in the heart of old town. Love the facilities. Everything was newly renovated and no expense spared in the details. The host thought of almost every comfort and need of their guests. Was spoiled!
What could be improved: Everything was just fantastic – but if I must pick something, then I would say if there was a washer/dryer in the accommodation then it would be just beyond!!
Also, important to note there are a number of steps up and down to get to the accommodation – it is very close to the nearest wall gate for transfers (3-5 minutes walk w/ luggage)Ruth from United States – 29 June 2024 (10/10)
Absolutely beautiful villa in Old Town Dubrovnik! The beds, linens, and space were exceptional. There were many little extras that were unexpected and appreciated – built-in phone charger, extra power adapter, robes/slippers for each room, hot tub, sauna, well-equipped gym, great hairdryers, and free breakfast at a great spot. Everything in this villa was of the highest quality, including air-conditioning. We loved having coffee and a drink at the end of the night on the small balcony looking down the steps of Dubrovnik. Antonela arranged a car from the ferry port, met us at the Dubrovnik gate, helped us with some of our luggage, led us up and down the steps to the villa, and gave us a tour of the villa. We also greatly appreciated that Antonela had some of the basic staples supplied in the kitchen – milk for coffee, a bottle of wine, bottles of water, and a few snacks. I would highly recommend this villa to anyone who doesn't have mobility issues – lots of steps!
What could be improved: As mentioned, many steps with luggage would be an issue for some. There were not any laundry facilities at the villa. Everything else was perfect!Ladislas from United States – 21 June 2024 (10/10)
Beautiful property. Brand new and in the perfect location right in the middle of old town on a quiet walkway. The rooms were Sparkling clean and very well appointed. The updates and renovations to the home were top of the line, high quality and tastefully done.
The owners were so lovely and kind. There wasn’t anything I would change. We’ve traveled to Europe 8 times in the past few years and this was our favorite place we’ve ever stayed in. They even helped us arrange a boat ride which was lovely . We will be back !! Wouldn’t want to stay anywhere else.Eric from United Kingdom – 13 May 2024 (10/10)
Vila Lapisa is sensational; the location in the old town is unbeatable; the fit out of the apartment is the best we have ever seen; Antonela and Tony were brilliant hosts, meeting us and helping with bags us at arrival and departure.
What could be improved: Nothing!
