Honestly, I wasn’t expecting much when I first pulled up to Villa Petmat on Gromača Street – the address looked pretty residential on Google Maps, and I mean, it’s not exactly in the thick of Old Town Dubrovnik. But you know what? That turned out to be exactly what made this place special. The villa sits in this quiet neighborhood that’s maybe a 15-minute walk from the city walls (though honestly, you’ll probably want to drive or grab a taxi if you’re hauling luggage in the summer heat), and the moment you step through the front door, it feels like you’ve found this hidden gem that somehow escaped the tourist crowds.

The private pool is what really sold me – and I’m guessing it’ll be the main draw for most people. It’s not massive, but it’s perfectly sized for the space, and there’s something pretty magical about floating around in your own pool while you can still hear the distant sounds of the Adriatic. The six bedrooms are spread out nicely through the villa, so even with a full group, you don’t feel like you’re stepping on each other. Actually, the master bedroom has this view that… well, you can’t see the sea directly, but you get these glimpses of Dubrovnik’s terracotta rooftops that remind you exactly where you are. The other rooms are comfortable – nothing fancy, but the beds are good and the AC works well (trust me, you’ll need it in July and August).

What I really appreciated was how the place felt lived-in rather than sterile. The kitchen is fully equipped – like, actually fully equipped, not just the basics – and there’s this covered terrace where we ended up spending most of our evenings. The owners clearly put thought into the little things: decent Wi-Fi throughout, plenty of towels, and parking right on the property (which, if you’ve ever tried to park in Dubrovnik’s Old Town, you’ll know is worth its weight in gold). The neighborhood itself is pretty authentic – you’ve got a little market about five minutes away where the locals actually shop, and there’s this family-run restaurant called Konoba Dubrava just down the hill that serves better peka than half the places in the tourist zone. I mean, the 9.6 rating makes sense when you experience the whole package – it’s not trying to be a luxury resort, but it nails what it’s supposed to be: a comfortable, well-run villa where you can actually relax and feel like you’re living in Dubrovnik rather than just visiting it.

  Absolutely stunning villa with private pool – a perfect getaway!
  
  We had an amazing stay at this beautiful villa in Croatia. The property is even more impressive in person – spacious, spotlessly clean, and beautifully decorated. The private pool was a highlight: clean, well-maintained, and surrounded by a lovely terrace perfect for sunbathing or dining outdoors.
  
  The location is peaceful and offers a lot of privacy, yet still close to local attractions, beaches, and restaurants. The hosts were extremely friendly, responsive, and made us feel very welcome.
  
  Everything we needed was available at the villa – from a fully equipped kitchen to comfortable beds and modern bathrooms. It was the perfect place to relax and unwind.
  
  Highly recommended – we would definitely come back!

  As a party of nine, we loved the property. The hosts thought of everything we might need. The pool was awesome, not to mention dining on the balcony. The kids did not want to leave.

  We were a group of 12 friends, and had an amazing time here. The owner is friendly, if you need anything, he will help you. The equipment was also huge, you just need a suitcase and everything will be there for you. Everything was clean inside and outside the house. The pool and jacuzzi is also clean and fresh. Dubrovnik city is only 20 minutes away by car. Cannot mention anything bad about this place. We will definitely come back next year.

  I think the property was amazing and so did the 9 others who came along for our weekend trip ,
  It was just full of surprises and massive and had so much to do in it for everyone during the day . We had many games and drinks with what was supplied and had a great time walking around the village we were in , hands down a great place to go
  Also the host was amazing and so nice to answer all questions we had and helped as much as he could with anything we might have needed
  
  What could be improved: We didn’t have much issues with the property that can’t be changed really , like for one instance we wanted to get a nice meal but there wasn’t anything nice around locally to grab a bite at the time .
  However we solved the issue with a 7 euro taxi down to a town close by and was able to get food easily . But honestly it was a fun adventure to try find food and had a alright through it all

  Good space, enough for 4 families. Loved the expresso machine and the air conditioned rooms. Be aware that there are 2 separate living areas, with only the apartment on the ground floor with access to the pool and terrace. From the rooms upstairs you'll have to exit at front of the house and go around the building – not very convenient for groups that want to stay together
  
  What could be improved: Very narrow streets to access the villa and very remote. Make sure you eat and/or buy groceries prior to arriving/returning to villa. Beds are a bit hard and uncomfortable for those with back problems

  Location is in a quiet village. Villa is clean and renovated. Responsive host.
  
  What could be improved: The 6 rooms are separated into two apartments – 4 rooms and 2 bathrooms in one apartment, and another 2 rooms and 2 bathrooms in another unit below the first apartment. A bit inconvenient for large groups who want to live together. Good to make it clearer in the description.

  Huvila oli aivan loistava ja viihtyisästi sisustettu. Kaikki tarpeellinen löytyi talon puolesta (mausteet, kahvi, tee, pesuaineet ym.) Ihastuttava vehreä maalaisympäristö oli todella kaunis. Viereisessä paikallisessa ravintolassa söimme maittavan illallisen. Talon isäntä on avulias ja vastaa kyselyihin nopeasti.
  
  What could be improved: Auto on miltei välttämätön, mutta Uber myös edullinen vaihtoehto liikkumiseen.

  Villa très très confortable avec un équipement haut de gamme que ce soit le matériel de cuisine, le linge, l'ameublement tout était parfait.
  Petit plus, du lait des jus de fruits dans le frigo du café sucre etc…et même des friandises.
