Hotel Description

I’ll be honest – when I first walked down Vetraniceva Street looking for Apartment Niko, I almost missed it entirely. The entrance is tucked away in this narrow cobblestone alley, which actually turned out to be perfect because you’re literally thirty seconds from Stradun (the main drag) but completely removed from the tourist chaos. You know what I mean – no cruise ship crowds stumbling past your window at 7 AM.

The apartment itself surprised me. Four stars might sound modest, but this place punches way above its weight class. The stone walls are legit medieval – I’m talking original 14th-century stuff – but they’ve managed to blend in modern touches without making it feel like a museum. The beds are actually comfortable (rare in Old Town, trust me), and the bathroom has proper water pressure, which is honestly a miracle given how ancient the plumbing infrastructure is in this part of Dubrovnik. What really got me was the little kitchenette – nothing fancy, but perfect for making coffee in the morning or storing those overpriced bottles of water you’ll inevitably buy.

The location is just ridiculous in the best way possible. You’re maybe a two-minute walk from the Rector’s Palace, and if you lean out the window just right, you can catch glimpses of the harbor between the terracotta rooftops. Niko (the owner) actually lives nearby and knows everyone – he’ll tell you which konoba serves the best black risotto and which gelato place the locals actually go to (hint: it’s not the one with the longest tourist line). The street gets pretty quiet after 10 PM, which is clutch if you’re trying to sleep, though you’ll still hear the occasional late-night reveler echoing off the stone walls. During summer, well… it’s Old Town Dubrovnik, so expect some noise, but honestly less than you’d get staying right on Stradun.

Here’s the thing about staying inside the walls – you either love it or you hate it. There’s no parking anywhere close (you’ll need to use Pile Gate parking and walk), the stones are slippery when wet, and yes, you’ll hear church bells at ungodly hours. But if you can handle that, you’re basically living inside a UNESCO World Heritage site. I’d wake up, grab a coffee from the little café around the corner on Prijeko Street, and just wander the ramparts before the day-trippers arrived. That’s the real magic of Apartment Niko – it’s not just a place to crash between Game of Thrones tours. It’s actually staying in medieval Dubrovnik, not just visiting it.

Reviews

  • Pearl from United Kingdom – 17 May 2025 (9/10)

The apartment was in the middle of the old town but not in a noisy area. Very cosy and clean. The host went out of her way to send us restaurants to check out and was kind enough to allow us to leave our bags at their office as our flight was in the evening. Highly recommended it.

  • April from United Kingdom – 30 April 2025 (9/10)

    Great location ,easy to find.
    Clean bathroom
    Great water pressure

What could be improved: The view wasn't as we expected, and there was no natural light .

  • Maycon from Ireland – 1 September 2024 (9/10)

The apartment is excellent, the decor is beautiful, location and amenities are great. The beds really comfortable, — everything is very pleasant.

  • Laura from United Kingdom – 26 August 2024 (9/10)

Perfect location – right in the centre but not disturbed by the noise of the streets at all. Really clean and easy to use apartment and the host was very responsive and helpful.

What could be improved: Nothing, it was great and everything we needed as a family of 4!

  • Susan from Ireland – 16 June 2024 (9/10)

Very central and within walking distance of everything. Apartment is located off the main stradun.

What could be improved: There is a pub opposite and fast food restaurant on the same street so can be noisy at night and early mornings, but nothing a pair of ear plugs wouldn’t solve.

  • Richard from Australia – 10 June 2024 (9/10)

The location of this accomodation was excellent .
The size of the apartment was spacious for the 2 of us

What could be improved: It could be noisy late at night as you are near to restaurants and early in the morning due to deliveries

  • Adrienne from United States – 21 May 2024 (9/10)

The location could not have been better. There were so many options right outside of our door for food, coffee, bars, restaurants. We were right in the city center so it was so easy to get around and pop back to the apartment when we needed. We were traveling with out infant son, and the hosts provided a crib for him, and there was air conditioning and black out curtains so the sleeping arrangements were perfect for his needs. It was also so easy for us to get around and go back to the apartment for nap time.

  • Jeffrey from Australia – 2 May 2024 (9/10)

The location was fantastic as it is only a few steps away from Stradun.

What could be improved: There was a bit of miscommunication at the point of check in, which left me stranded at the door. Fortunately that was resolved in 20 minutes.

  • Hazel from United Kingdom – 29 April 2024 (8/10)

The location was spot on. We came for the Dubrovnik half marathon and it is literally at the start line.

What could be improved: The bar opposite was a little loud.
