The building itself has that authentic Croatian charm — you know, the kind of stone architecture that makes you feel like you’ve stepped back in time. What struck me immediately was how peaceful Hranjca ulica is, especially considering you’re literally in the heart of one of Europe’s most visited destinations. It’s one of those places where you can actually hear yourself think, which honestly is pretty rare when you’re staying within the ancient city walls.
Location That Actually Matters
Here’s the thing about staying in Dubrovnik’s Old Town — location isn’t just about being close to attractions, it’s about being close to the right parts without the chaos. This four-star property sits perfectly positioned where you can walk to Stradun (the main street) in about three minutes, but you’re not dealing with the constant flow of day-trippers right outside your window. The famous city walls are practically on your doorstep, and I mean that literally — you can access the wall walk without having to navigate through crowds of cruise ship passengers. Plus, you’re close enough to those incredible cliffside bars and restaurants that locals actually frequent, not just the tourist traps.
The Space Itself
The accommodation feels more like staying in a beautifully restored Croatian home than a typical hotel room. There’s something refreshing about the way they’ve maintained the original character while adding modern touches that actually work. The stone walls and traditional elements give you that authentic Adriatic vibe, but you’ve still got reliable WiFi and proper air conditioning — trust me, you’ll appreciate that during summer months. What I really loved was how quiet it stays at night; those thick stone walls do wonders for blocking out any street noise, which can be an issue in other Old Town accommodations.
Practical Considerations
Getting here with luggage isn’t as daunting as some Old Town properties — Hranjca ulica is accessible without too much stair climbing or narrow alley navigation. That said, you’ll still want to pack light because, well, it’s still medieval streets we’re talking about. The nearby Pile Gate entrance makes it relatively easy for taxis to drop you close by. One thing to keep in mind is that while you’re beautifully isolated from tourist crowds, you’re also steps away from excellent local restaurants and that little bakery that opens early for fresh burek — honestly, that alone might be worth the stay.

The house is very nice. 2 young men help us to carry the luggages up the stairs! The 1st floor air con was not working in the first night, the staff comes in 2 mins at abt 23:45 to fix it!

Lots of room with a full kitchen and large living room. Bedrooms were also a good size.Location was excellent - there are a lot of steps to climb but that is to be expected in the old city.
When we booked holiday home Tezoro Royale we hoped we had made a good choice. On arrival it was well beyond our expectations. Its location in the Old City is a few minutes walk from everywhere we wanted to go (we knew this) and very close to the sea wall. We hadn't quite appreciated how lovely the apartment was or its structure. It has four floors. Ground floor kitchen, first floor lounge, second floor bedroom with two single beds and ensuite bathroom and third floor bedroom with double bed and ensuite bathroom. It was more charming than the photos on 'booking.com' suggest. You've got everything you need for a self-catered holiday. Air Con and wifi. It is clean and comfortable and there's plenty of space. The hosts are very friendly and proactive in making contact and available to message or go and chat with at all times. It is a wonderful place to stay. The people are proud of their city, friendly and welcoming.
What could be improved: There was nothing we didn't like about the apartment. A few thoughts that might be helpful. The apartment has a central spiral stair case and you will find yourself going up and down the stairs a lot; only an issue if you find stairs difficult. Dubrovnik is more expensive than we had imagined, so go prepared for that. The apartment in the Old City is within a network of small streets, staircases and whilst it is enchanting and we loved this, it might not be ideal if accessibility is tricky for you. Uneven cobbles and stairs. We are a family of four, with two parents, a son and a daughter. They found the twin room and ensuite worked really well for them. It's spacious enough to not feel like you are on top of each other. I think having anyone staying in the lounge (sofa-bed) would only work if you are a family that loves camping out a bit. Maybe four guests is the perfect number. It really is a lovely apartment.
Everything was very good. The house was super clean and had in every level a charm. It is perfectly located in the old town and not at all difficult to find, its a quick walk up to the house so very easy if you have bags/luggage with you. The key is to pick up at a restaurant which we found directly at the map.
What could be improved: It could have a bottle of water in the fridge, as a cooler when you arrive there.
