Look, I’ll be honest β when I first heard “Panoramic apartment Lujak” I was expecting some tourist trap with a fancy name. But walking up to Vicina ulica 9, you actually get why they called it that. The views? Yeah, they’re legitimately panoramic, and I mean the kind that make you pause mid-conversation and just… stare.
The thing about staying here is that you’re in this sweet spot that most visitors never find. You’re close enough to the Old Town that you can hear the church bells in the morning (which is actually pretty magical, not annoying like you’d think), but far enough up the hillside that you escape the cruise ship crowds. The apartment itself feels like someone’s well-loved home that they’ve decided to share β there’s this lived-in comfort that’s hard to fake. The kitchen actually has proper coffee equipment, not those terrible pod machines, and honestly, making your morning coffee while looking out at the Adriatic becomes this whole ritual you’ll miss when you’re back home.
What really sold me on the place was the evening routine. Around sunset, you’ll want to grab a drink and just sit on that terrace β the light hits the Old Town walls in this golden way that makes every photo look like a postcard. The host mentioned that locals call this time “the golden hour walk,” and you can see why. You’re watching the city transition from day to night, the fortress walls glowing, boats heading back to harbor. During peak season (July-August), it gets pretty lively down in the old quarter, but up here? It’s peaceful. You get the energy without the chaos.
The practical stuff matters too β parking is actually manageable here, which anyone who’s driven in Dubrovnik will tell you is no small thing. The 4-star rating feels about right; it’s not trying to be some luxury resort, but everything works well and feels thoughtfully set up. That 8.6 rating makes sense when you factor in the location advantage and the fact that you’re getting genuine local insights from the owners, not just generic tourist info. What Our Guests Say
The apartment is in very central and you are within 10 minutes walk of the old City walls and the beach. The apartment is spacious with 2 bathrooms and has air conditoning. There is a small balcony leading from the kitchen which had amazing views of the city.
Please note that as Croatia is a hilly place there are over 100 steps to get to the apartment, this is an old town so do expect stairs and hills if you want to get anywhere.
I would not recommned a car during your stay in Dubrovnik as parking is at a premium, we dropped the Hire car off, the apartment is close to the bus stops should you need to visit other towns.
The owners lived below the apartment and attentitive, if you requre any help they are happy to do so.
I would recommned the Gradska Kavana Arsenal restaurant, prices are reasonable in comparison to the sit down pizza /pasta places. Food /views and satff are excellent.

Location - We loved the fabulous view and the accessibility to the old town.
Comfort - The homey atmosphere and the cleanliness of the apartment.
What could be improved: There is nothing to do with the apartment , but the endless staircases everywhere! Not accessible to those with wheelchairs.
What could be improved: The apartment is very clean. View from the balcony was great! Location is a big plus.Short walk to the old town. The owner was helpful but a bit strict which I understand. Bed was good but the pillow was hard. I ended up sleeping without a pillow.

What could be improved: Nothing. Public parking in Dubrovnik is expensive, but that is not to blame the apartment. Just be aware of that when choosing accommodation.
The views are spectacular! We loved the sunrise and sunsets from the balcony every day. The apartment is spacious and very comfortable. The hosts were kind and accommodating.
What could be improved: You have to climb 132 stairs from the street level to get to the apartment.

Amazing view, spotlessly clean, best hosts (written in no particular order). Our family had a wonderful time staying at this apartment. The hosts Matilda and Vinko are the kindest, most caring people. My wife fell ill (cold/cough) on the trip and Matilda made her soup and brought her food, offered help to find a doctor etc. There were lovely little treats on our stay too, fresh lemons from Matilda's garden and some yummy things to eat that they prepared. We loved having the space of the apartment, a kitchen that was so well equipped, a washing machine and clothes line to dry things was perfect for our extended stay. There were 3 TV's so we could have our own time and space if we needed it, lots of lovely books to read too. There is a little market/grocery store close by and a bakery - the old town is a short walk (and a good one after eating all the yummy food Dubrovink has to offer). We can not wait to come back and will sending all our friends to this wonderful apartment. Thank you again Matilda and Vinko! You are the best!
