It’s actually tucked away on this quiet residential street – Topolska ulica – which honestly feels like a small miracle when you’re in Dubrovnik during peak season. I mean, you’re literally a five-minute walk from all the Old Town madness, but when you step onto their terrace in the evening, it’s just… peaceful. The sunset views aren’t some marketing gimmick either – they face west toward the Adriatic, and I found myself timing my return from sightseeing just to catch that golden hour light hitting the water.
The place has this intimate villa feel that’s hard to find in Dubrovnik these days. There are only about a dozen rooms, so you’re not dealing with tour groups crowding the breakfast area or fighting for pool chairs. Speaking of breakfast – they do this lovely spread on the terrace where you can actually see Lokrum Island in the distance while you’re having your coffee. The staff genuinely remembers your name after the first day, which sounds cheesy but it’s honestly refreshing after staying at those massive chain hotels along the coast. The rooms themselves are what you’d expect from a solid 4-star place – clean, modern, good AC (crucial in summer), and the beds are actually comfortable. I’ve stayed in some Croatian hotels where the mattresses felt like concrete slabs, but these were properly supportive.
Here’s the thing about the location that took me a day to figure out – you can walk down to the Old Town through this little side path that cuts through a residential area, avoiding the main tourist drag entirely. It’s like having a secret entrance to the city. The walk back up is a bit of a climb (well, it’s definitely a climb), but that’s Dubrovnik for you – everything worthwhile requires tackling some hills. Parking was surprisingly manageable too, which anyone who’s driven in Dubrovnik will tell you is basically winning the lottery. They’ve got their own spots, and the staff actually helps you navigate the narrow streets if you’re arriving by car. The pool area isn’t huge, but it’s perfectly sized for the number of guests, and there’s something satisfying about taking a dip after spending hours walking those marble streets in the blazing sun. With a 9.7 rating, you’d expect things to be pretty dialed in, and honestly, they are – it’s just done in this understated way that doesn’t feel like they’re trying too hard to impress you.

High on a hill lots of steps but worth it if you are able.
This property had good communication with the owner, it was also very clean and modern. It had parking for a van which was good although driving to the property in the van was at times very tight for space.
What could be improved: The dinner locations were a bit of a walk, up and down stairs and when you have been walking up and down stairs all day around Dubrovnik this could be exhausting and the last you want to do. Dubrovnik is very hilly
Very clean, modern, comfortable. Photos very realistic. Lovely views. Well thought-out layout and amenities. Quiet pool area with plenty of beds and shades. Friendly welcome and key handover. Everything was just right.
The property was spotless and of a very high spec! Extremely spacious and very well accessible via buses and ubers. Beautiful walks into the old town and harbour but lots of steps.
What could be improved: There was absolutely nothing we didn’t like at the property it was all top quality

Beautiful modern 2-bedroomed apartment. Spacious, well equipped and with fantastic air conditioning. Lovely shared pool. Host was very helpful, with good communication and response times.
It’s really really beautiful house and beautiful sunset scene! There is single toilet inside each room! I’d like to recommend everyone to booking this house for family trip ! You will receive a specially and unforgettable vacation!

Amazing facilities. Exceptionally clean property and pool area. Balcony provides amazing view of sunset on the city. Host was extremely kind, allowed us to leave our luggage there before our late flight and use the pool even after check-out.
