Hotel Description

You know what surprised me most about Hedera Estate? It actually feels like staying at someone’s sophisticated relative’s place rather than a typical hotel – and I mean that in the best possible way. The building sits on Ivana Matijaševića street, which honestly took me a minute to pronounce correctly, but the locals were patient when I butchered it asking for directions. What’s brilliant about this spot is that you’re genuinely in a residential area where actual Dubrovnik people live, not trapped in some tourist bubble. I could hear neighbors chatting on their balconies in the evening, and there’s this little bakery about two blocks down where the owner remembered my coffee order by day three.

The Hedera A1 unit itself is… well, it’s what four stars should actually look like. The stone floors stay cool even when it’s blazing outside – which, let’s be honest, is most of summer in Dubrovnik. The kitchen is properly equipped too, not just some sad mini-fridge situation, so you can actually make breakfast instead of paying tourist prices for mediocre eggs. The Wi-Fi worked perfectly (I was working remotely part of the time), and the air conditioning doesn’t sound like a dying helicopter, which is more than I can say for some places I’ve stayed. One small thing – the shower pressure is fantastic, but it takes about thirty seconds to get properly hot, so don’t panic on that first morning.

What really sold me on this place was how the owners clearly understand what travelers actually need. There’s decent parking nearby, which is genuinely crucial in Dubrovnik’s narrow streets – I watched several rental cars get absolutely stuck trying to navigate the old town. The bus stop is maybe a seven-minute walk, and from there you can get to the old town walls or the cable car without dealing with the stress of driving. During peak season (July and August are absolutely mental), you’ll appreciate being able to retreat to this quieter neighborhood. The evenings are peaceful enough to sit outside with a bottle of local wine – try the Plavac Mali if you’re into reds – and actually have a conversation without shouting over crowds. I left feeling like I’d discovered a little secret that most tourists miss, and honestly, that’s exactly what you want when you’re visiting somewhere as special as Dubrovnik.

  The location, the cleanliness, and the modern apartment with all basic amenities. It was close to a supermarket and fairly close to the old town.
  The balcony and the view from it were beautiful.
  
  What could be improved: I liked almost everything. The only minor suggestion is to include laundry detergent for the laundry machine. It could be a gel or those capsules, it would help justify having a washing machine.

  Really big apartment, well equipped (incl washing machine, drying rack, iron). Large terrace with fantastic view to the sea. Comfortable bed, air con. And great location (can easily walk to old town and bus stops, also close to supermarket and bakery). Would definitely recommend
  
  What could be improved: A few cobwebs high up on the ceiling. Also there's a large construction site next to the apartment – it didn't disturb us as we were out during weekday daytimes, but may sadly impact the terrace view eventually.

  Hostess who met us was friendly and helpful. We loved how spacious the apartment was, and we liked the terrace. I especially liked that downstairs, in the lobby, there was someone working an espresso machine!! Great cappucinos which we could drink there on their porch or up in our room.
  
  What could be improved: Only drawback was that the shower was a little small — but a very minor thing measured against all the positives.

  Lots of room, big balcony, washing machine. Staff downstairs. In the bar if you need anything- but the bar sets up at 0630 every day. Walkable into the old town in 10. Minutes but there are a lot of steps.
  
  What could be improved: Noisy bar set up.in the morning. Oven in the kitchen is up high so quite difficult and potentially hazardous to get things out of. We had to pay a damage deposit and despite them saying they'd cancelled it as we left it didn't get cancelled with the bank – I had to chase it and chase it and eventually send a copy of the invoice with it voided to my bank so I could have the money back as their system didn't cancel it properly.

  Ponovo smo uživali u apartmanu . Koji je opremljen, sa velikom, prostranom terasom.
  Odličan, nov parking.
  
  What could be improved: Jedina zamerka je jutarnje postavljanje stolova i stolica u lokalu. Pa smo imali neplanirano buđenje svako jutro između 6:15-7:00h.
  Ostalo je sve bilo vrhunski.

  Pas de shampoing et gel douche.
  Emplacement assez éloigné du centre (20 min de marche en pente/escaliers)
